“What does a consultation involve and what value does it add?”

Property Staging has enjoyed a great deal of media coverage and growth over the past few years. As is the case with any emerging market, standards and service levels tend to vary a great deal. As a member of the Canadian Certified Staging Professionals, energiagroup works within a set of guidelines and standards that ensure the delivery of consistent and top quality service.

The consultation starts with a visit to the property and a walkthrough. During this time, we discuss and assist with identifying the target buyer market for the property. Energiagroup understands buyer psychology and developing the buyer profile will ensure that furniture, accessories and styling choices connect strongly with potential buyers.

During the walkthrough we visit each room and determine what elements should be addressed in order to prepare for the best possible "showcasing" of the property. Some of the elements we focus on include, but are not limited to:

• Existing furniture placement and traffic flow
• Perceived functionality of the space
• Condition of floors, walls and ceilings
• Light sources
• De-cluttering/De-personalizing requirements

The above list includes just a few of the elements that energiagroup evaluates during the walkthrough.

Upon completion of the consultation/walkthrough, energiagroup provides the client or sales representative with our “Roadmap to List” document. The “Roadmap to List” is a summary of findings with recommendations that we suggest be addressed before listing the property.
